How to do CoD 2 Server?

I want public server but i have errors

execing config_mp_server.cfg
net_ip will be changed upon restarting.
g_gametype will be changed upon restarting.
dedicated is read only.
fs_game is write protected.
sv_punkbuster is write protected.
Working directory: C:\Program Files (x86)\Activision\Call of Duty 2
Hitch warning: 7665 msec frame time
and server is killing
or i have mistakes in IP
net_ip will be changed upon restarting i think
please help me
